Stages of Building a Glulam Timber House: From Design to Keys

Building a glulam timber house is a clear and sequential process, with each stage having its own specifics. Here's how it works from the first meeting to receiving your keys.

Stage 1: Design (2-4 weeks)

Everything starts with a consultation where we discuss your wishes, budget and site specifics. The architect develops the layout, facades and structural solutions. You receive a complete set of project documentation: architectural section, structural section and material specifications.

Stage 2: Kit Manufacturing (3-4 weeks)

At our own facility, we manufacture the house kit: profile beams with 0.1mm precision, cut all parts according to the project, and apply antiseptic treatment. Every part is labeled for quick on-site assembly. Foundation work begins in parallel.

Stage 3: Foundation (1-2 weeks)

The foundation type is chosen based on soil conditions and the project. For timber houses, the most common options are shallow strip foundations or bored piles with a grillage. A timber house is significantly lighter than brick, so the foundation is simpler and cheaper.

Stage 4: Wall & Roof Assembly (2-4 weeks)

Assembling a glulam house is like building with a construction set — all parts are pre-made and labeled. A crew of 4-6 assembles the shell in 2-3 weeks. The roof is installed immediately. Unlike regular timber or logs, there's no need to wait for shrinkage — you can proceed to the next stages right away.

Stage 5: Engineering Systems (2-3 weeks)

We install all utilities: heating (gas, electric or heat pump), water supply and sewage, electrical wiring, ventilation. In a timber house, wiring is laid in protective channels in compliance with all fire safety standards.

Stage 6: Finishing & Handover (2-4 weeks)

The final stage includes interior and exterior finishing, window and door installation, flooring, plumbing fixtures and lighting. After completion, we conduct a final quality inspection and hand over the keys. Total timeline from start to move-in: 4-6 months.
